How a construction solicitor uses CDIA: a first pass over the bundle

The first pass over a disclosed bundle is where junior hours go. CDIA lets you prepare the bundle once, including scanned PDFs and Outlook .msg emails, and question it for months.

“Was an instruction given to relocate the water main, and what does the contract say about oral instructions?” Ask it and CDIA pauses with the Investigation Review: the site diary, the emails and the contract clauses it found, listed and inspectable before any answer is written. On Continue, the answer on the example project describes the contractor’s confirmation of an oral instruction and the contract administrator’s dissent, leaves the instruction disputed, and includes references to the site diary, the dissent email and clause 3.1. Click a citation and the document opens, at the cited page where CDIA holds one.

“What variations remain unresolved?” Ask it and CDIA investigates what the selected records say about each variation, with the parties’ positions distinguished where they differ and citations to the documents that record them.

“What does the witness statement say about the site meeting on 4 March?” Name the document and CDIA reads it in depth, citing the document and, where it holds them, page numbers, and presents its contents as the witness’s account. Where several documents could match the description, CDIA asks which you mean rather than guessing.

Evidence Listing needs no AI: list every document containing “without prejudice” and you get an exact, exhaustive list. It matches the exact wording, so run the variants.

Advice is opt-in, labelled as AI analysis, cited, and not legal advice. “Advise me on what to investigate next” gives you gaps in the record and lines of enquiry, in its own tab, never mixed into the factual answer.

Advice and Draft exports carry a provenance line stating which AI produced them, and the analysis labels travel with the text, so analysis is not exported as if it were record content. Where material must not leave the machine, choose Private AI and the AI runs on your machine. Where Cloud AI is acceptable, prepared evidence for the task is sent under your own key, never the original files or the whole project.

That is a process you can describe to a client, an opponent or a tribunal.

CDIA does not give legal advice and does not decide anything. It reads what you cannot, shows you where everything came from, and leaves the judgement where it belongs.
