CDIA Version 3 is available

CDIA Version 3 is now available for Windows. It investigates a construction project’s records, reports and contract and gives you answers with citations you can check against the documents.

The problem

On a live project or in a dispute, the answer to “what actually happened” is usually in the records. Finding it means days of reading through correspondence, emails, minutes, diaries, notices, reports and the contract, and then being able to show exactly where each statement came from when someone challenges it.

What CDIA does

  1. Add the project records. Correspondence, Outlook emails, minutes, site diaries, instructions, scanned documents, reports and the contract. CDIA prepares them on your own computer, with built-in text recognition for scans.
  2. Ask a question in plain English. What variations were instructed, and were any disputed? What did the contract say? What happened with access?
  3. Review the evidence. Before the answer is written, CDIA shows you the records, report extracts and contract clauses it has prepared. Untick anything you do not want used in the answer.
  4. Get a cited answer. Factual statements carry citations. Records, reports and contract wording are kept visibly distinct, so a claim is never quietly presented as a fact.
  5. Ask for Advice, or a Draft. Advice gives clearly labelled analysis over the same evidence. Draft produces a cited factual section you can export to Word.
  6. Check the sources. Click a citation and the document opens beside the answer, at the page where CDIA holds one.

Your evidence, your choice of AI

Your documents are stored and prepared on your computer. You choose where the AI reasoning runs: Cloud AI through your own OpenAI key, which sends prepared evidence for your question to the provider but never your original files or your whole project, or Private AI, which runs entirely on your machine. You can switch at any time. Read the comparison.

What CDIA is not

CDIA is not delay-analysis or planning software, and it does not determine entitlement or give legal advice. It shows you what the evidence says and where, and leaves the judgement to you. Where the evidence does not answer a question, it says so.

Who it is for

Commercial managers and quantity surveyors, project managers, contract managers, planners, claims consultants, delay and quantum experts, expert witnesses and construction solicitors. See how each role uses CDIA.
